A single REALTOR® cannot represent both a buyer and a seller in the same transaction (called dual agency) except in very rare, remote-location exceptions approved by the BC Financial Services Authority (BCFSA).

If both parties want representation, each must have their own, separate REALTOR® from different brokerages or from the same brokerage but acting independently.
