BC Gov Reduces Home Owners Property Tax Grant

Starting in 2027, the BC Home Owner Grant will be reduced for homeowners in northern and rural communities.
Currently, eligible homeowners outside the Capital Regional District, Metro Vancouver Regional District and Fraser Valley
Regional District can receive a basic Home Owner Grant of up to $770.
Effective January 1, 2027, that maximum will decrease to $570 — a reduction of $200 per year.
Why is the grant changing?
The additional $200 was provided through the Northern and Rural Home Owner Benefit, which was originally introduced to help offset the higher costs associated with the provincial consumer carbon tax.
With the consumer carbon tax repealed, the Province is also eliminating this additional $200 benefit.
What does this mean for homeowners?
For eligible homeowners in northern and rural B.C.:
2026: Up to $770
2027: Up to $570
Difference: $200 less toward your annual property taxes
The Home Owner Grant itself is not disappearing. Eligible homeowners will still be able to apply for the standard grant; the additional $200 available to northern and rural homeowners is what is being removed.
Planning for 2027
If you own a home in northern or rural B.C., it’s worth keeping this change in mind when budgeting for your 2027 property taxes.
